Who We Are

We Live Where We Sell

We are James and Karen Olsen. We are based in Hudson, we raised our three children in this valley, and we sell homes in the towns we actually spend our weekends in. When we tell you the commute from River Falls to St. Paul is closer to forty-five minutes than the thirty you read somewhere, it is because we have driven it in February.

Buying or selling a home is rarely just a financial decision. It usually sits on top of something else — a new job, a growing family, a parent who needs to be closer, a house that has quietly become too big. We have been on the other side of most of those conversations, and we would rather understand what is actually going on than move a transaction along.

Between the two of us you get both halves of the job done properly. James handles the marketing and the negotiation; his instinct is to protect your position. Karen runs the transaction; her instinct is to make sure nothing quietly falls through a gap between accepted offer and closing table.

We are not a large team and we do not intend to become one. We would rather take fewer clients and answer the phone ourselves.

James Olsen

James started selling real estate in 2013, while still serving as a police officer. For eight years he did both — shifts on one side, closings on the other — before medically retiring from law enforcement in 2021 after twenty-two years on the job. He took on the Managing Broker role the same year, and now oversees a brokerage of around seventy-five agents alongside his own clients.

Twenty-two years in law enforcement leaves a mark on how a person works. He reads a contract the way he used to read a scene: looking for the thing that becomes a problem three weeks from now. In a negotiation that shows up as preparation, patience, and a general unwillingness to accept the first answer he is given.

He grew up on a family farm in Northern Iowa, which is where the rest of it comes from — the assumption that you turn up, you do the work, and you finish what you started.

On the marketing side, James flies the drone himself. The aerial video on our River Falls living guide is his own footage of the Kinnickinnic. Plenty of agents advertise drone video and buy it in from a contractor. When we say we shoot it, we mean he goes out and shoots it.

How We Got Here

Thirteen Years, Two Careers

2013 First licence, second job

James begins selling real estate in the St. Croix Valley while still serving full time in law enforcement. Evenings, weekends and days off for eight years.

2021 Medical retirement, and a new role

After twenty-two years on the job, James medically retires from law enforcement and steps into the Managing Broker role at Property Executives Realty.

2021 – 2025 Four years at home

The retirement he did not choose gave him time he would not otherwise have had. That story is below.

Today 144 sales, and a valley we know well

Licensed in Wisconsin and Minnesota, overseeing around seventy-five agents, and still personally representing buyers and sellers across ten communities.

The Four Years

The medical retirement was not planned. In April of 2021, a few months after it happened, James's father was diagnosed with pancreatic cancer.

Because he was no longer working shifts, he could be there. He drove his dad to appointments. He helped with the planting in the spring and the harvest in the autumn, on the same Northern Iowa farm he grew up on. His father died in , having had four more years of doing the thing he loved, with his son beside him.

James does not describe the timing as bad luck. He describes it as a blessing.

It is not the usual thing to put on a real estate page. But it is the honest answer to why he left one career and put everything into another, and it explains something about how he works now — a sense that showing up for people matters rather more than closing quickly.

Karen Olsen

Karen was a teacher before she was a REALTOR®, and it shows in the part of the job she runs. A real estate transaction is a sequence of deadlines that most people meet exactly once in their lives, under time pressure, using vocabulary nobody ever explained to them. Her instinct is to teach it rather than talk over it.

She handles the coordination — inspection windows, appraisal timelines, lender conditions, and the fifteen small things between accepted offer and closing table that quietly decide whether a sale completes on schedule.

Outside of Real Estate

We are Midwesterners, fairly predictably. We camp, we travel when the calendar allows, and most of the year we are somewhere outdoors. James fishes and hunts pheasant in the autumn. Karen gardens, and cooks for whoever happens to turn up.
