Who You Borrow From Affects Your Offer
Most buyers pick a lender on rate alone and are surprised when it costs them a house. When your offer arrives, the listing agent reads your pre‑approval letter and advises the seller on it — including whether the lender is a name they recognise and can actually reach on a Sunday afternoon. Two identical offers do not read identically.
That is the whole reason we keep a short list rather than handing people a directory. These are loan officers we have closed transactions with, who answer the phone, and who know which Wisconsin programs apply to which buyer.

Before You Call Anyone
Four Things Worth Doing First
- Speak to two, not one. Rate is only part of it — compare the lender fees on the estimate line by line, not just the headline number.
- Apply close together. Credit scoring models generally treat multiple mortgage enquiries in a short window as a single event, so shopping around need not cost you.
- Ask for a direct number on the letter. Listing agents do ring. A lender who picks up strengthens an otherwise identical offer.
- Get pre-approved before you tour. Not after you have found the house. It is what lets you move on the day it matters.
